What you get
THE WALKTHROUGH- A live walkthrough, with you on the callWe call you from the property on Teams or WhatsApp and walk it room by room, at your pace. You tell us where to point the camera, what to look at again, and what you want measured against the floor plan.
- The street and the buildingWhat the block actually looks like, what is next door, where you would park, and how far it really is from the station the listing mentions.
- Short written notes on what a camera missesNoise, the light at that hour, smell, damp, phone signal, the condition a lens flattens. A few plain lines, emailed to you afterwards.
- A recording, wherever we are allowed to make oneSome agents and tenants are happy for us to film, and some are not. When we can, you get the video as well, usually the same day. When we can’t, you still get the live call and the notes.
What we can’t do, and what happens then.
- It is somebody’s home. We don’t open cupboards, drawers or wardrobes, and we don’t film anyone’s belongings up close. We show you the property, not the tenant’s life.
- Filming isn’t ours to allow. We always ask. The agent or the tenant can say no to recording, and sometimes they do. We don’t argue with anyone about filming their home.
- If recording is refused, we still attend, still walk you through it live wherever we’re permitted to, and still send the notes. The $150 still applies in that case, because the work was turning up and showing you.
- We don’t apply for you, speak to the agent for you, negotiate, or ask for a property to be held.
- We are not a real estate agency and we hold no real estate licence.
How it works
FOUR STEPS- Send us the address and the inspection time. Use the form below. It takes a minute.
- We tell you whether we can be there. Usually within a few hours, Monday to Friday, 9am to 4pm Queensland time. If we can’t make it, that is the end of it and you have paid nothing.
- You pay once the slot is confirmed. We send a payment link for $150. Nothing is charged before we have said yes to that time.
- We attend and call you from the property. Teams or WhatsApp, whichever suits you. Notes by email afterwards, and the recording too if we were allowed to make one.
Money moves only after we have confirmed we can attend, because an inspection happens once, at a time somebody else sets. We are not going to take $150 for a slot we might not make.

Fair questions
BEFORE YOU ASKWhat if the tenant won’t let you film? It happens, and it is their right. We always ask first and we never argue about it. If recording is refused we still attend, still walk you through the place live wherever we’re permitted to, and still send you the notes. The $150 still applies, because what you are paying for is somebody turning up and showing you.
Why a live call instead of just a video? Because you can ask. On a recording you get what we thought to film. On a call you can say “go back to the bathroom” or “stand at the window and let me hear the road”, which is the part that actually settles whether you apply.
Can you get me the place? No, and be careful of anyone who says they can. We show you the property. A good application is what gets you it, and that is Application Assist.
What if I want several seen? Each property is its own booking at $150. Put them all in the form and we will tell you what we can fit in one run.
What if the place is gone before the inspection? Then there is nothing to see and you pay nothing. It happens often in this market.
Do you go to private inspections or just open homes? Either, as long as the agent is happy for us to attend on your behalf. We tell them plainly who we are and what we are doing. We have never pretended to be anything else.
