About · the person who reads the pile

The person who reads the pile.

For years, I was on the other side of your application.

I spent eight years in leasing and business development for one of Brisbane’s largest agency networks. Which means I have sat with the list, twenty, thirty, forty applications for one unremarkable two-bedroom, and worked out who gets it.

Here is what nobody tells renters about that moment. I did not read your application. Not at first. Nobody does. The list comes up as rows: how many people, what the household earns, what that is as a share of the rent. Tick or no tick. Only the ticked rows get opened, and then they get skimmed: references, history, whether any of it is easy to believe.

So most applications are not rejected. They are never read. There is a difference, and the difference is fixable.

Why this exists

Because the fixable part is invisible from where you are standing.

You cannot see that your three casual jobs needed to be added up for the person reading, and that nobody added them up. You cannot see that your cover letter spent four lines on being clean and quiet and none on the fact that both your jobs are a ten-minute walk away. You cannot see that the file called “IMG_4471.pdf” made someone give up.

None of that is about whether you would be a good tenant. All of it decides whether anyone finds out.

What this is not

It is not a real estate agency, and I am not your agent. Front of the Pile holds no real estate licence. Nobody here contacts agents for you, negotiates for you, submits anything for you or acts on your behalf. That is a different business, with a licence attached. We build the application with you. You send it.

It is not a way to game anyone. The things that work are the things that are true about you, presented so that a stranger under time pressure can see them in the seconds they will give you.

And it is not neutral advice from nowhere. I used to work for the other side. That is precisely why it is worth reading, and you should weigh it knowing that.

Who you are actually dealing with

Josh Hicks. Brisbane. Front of the Pile is founded by me and operated by The Organisation Collective Pty Ltd, ABN 68 678 477 239.

Application Assist is read by a small review team, not by me alone. More than one set of eyes catches more than one thing.

Write to hello@frontofthepile.com.au. I read it.

Josh
