The twenty-second test

Nobody reads forty applications. They skim them, and only the ones that survive the skim get read properly. Ten questions, two minutes: find out which parts of your pack are clear at a glance, and which make somebody stop and wonder. It’s a legibility check, not a score.

0 of 10 answered

Optional: two more questions. They help point you to a useful next step. They don’t change how your pack reads, and it’s fine to skip them.

Your answers stay in this browser so you can come back to them. Nothing is sent anywhere unless you ask for your fix list by email, and then only the list goes, never your answers. “Clear answers” removes them.

The four questions every application answers

Whatever platform you apply through, the person on the other side is establishing four things, and nothing else:

Who are you? Identity, confirmable.

What comes in? Income, evidenced and consistent.

Where have you lived? Tenancy history, entered correctly.

Who will vouch for you? References that have actually come back.

A document that doesn't answer one of those four isn't helping. A document that answers one of them badly is working against you, which is why a bank statement showing almost nothing is worse than no bank statement at all.

Why clarity beats strength

In our experience most people who apply for a property would make perfectly good tenants. The applications that win are usually not the strongest on paper. They're the ones where all four answers agree with each other and can be taken in at a glance.

That gap, between being a good tenant and being easy to approve, is almost entirely preparation. Preparation is free.
